Book by Nov. 20, 2026, and stay at least five nights between May 25 and Sept. 11, 2027, to earn triple base points on eligible rentals.

Marriott Bonvoy members can earn triple base points on qualifying Homes & Villas by Marriott Bonvoy rentals for summer 2027 stays. The promotion requires registration and a booking by November 20, 2026, and applies to stays of at least five consecutive nights completed within the stated earning period.

The booking window runs from October 19, 2026, at 12:01 a.m. Eastern time through November 20, 2026, at 11:59 p.m. Eastern time. Members must register their Marriott Bonvoy accounts by November 20. A reservation made before the promotion window opened won’t qualify, even if the member registers later; Marriott says the bonus won’t be added retroactively.
The promotion terms set the eligible stay period as May 25 through September 11, 2027. The initial offer description gives May 24 as the opening date, so members planning a stay on that date should check the offer details before booking. The terms specify that a qualifying stay must include at least five consecutive nights at the same property, with the eligible nights completed within the promotion period.
How the points are calculated
Members earn five base points per qualifying U.S. dollar, or currency equivalent, on eligible charges paid through the Homes & Villas platform. The promotion adds enough bonus points to bring the base earning to three times that amount. Elite status bonuses are calculated separately, so the total shown below combines the five-point base, the status bonus on those base points and the promotion’s 10 additional points per dollar.
- Member: 5 base points plus 10 promotion points, for 15 points per dollar.
- Silver: 5 base points, a 10% status bonus and 10 promotion points, for 15.5 points per dollar.
- Gold: 5 base points, a 25% status bonus and 10 promotion points, for 16.25 points per dollar.
- Platinum: 5 base points, a 50% status bonus and 10 promotion points, for 17.5 points per dollar.
- Titanium: 5 base points, a 75% status bonus and 10 promotion points, for 18.75 points per dollar.
- Ambassador: 5 base points, a 75% status bonus and 10 promotion points, for 18.75 points per dollar.
These figures apply to qualifying charges, not every amount on a rental bill. Taxes, booking and cleaning fees, security deposits, and extra services are among the charges excluded from points. The terms also say that payment must be made by debit or credit card.
Which bookings qualify
The reservation must be made through the Homes & Villas by Marriott Bonvoy platform during the booking window. Rentals booked through third-party online retailers don’t qualify. Marriott branded hotels, branded residences and Marriott Executive Apartments are also outside the promotion. Although Marriott Participating Brand Residences may appear on the platform, the terms say those residences don’t take part in the Bonvoy program or this offer.
Members can’t earn the promotion on a stay paid for in whole or in part with points. Members who have chosen to earn airline miles instead of Marriott Bonvoy points are ineligible as well. Cancelled reservations and no-shows earn no points under the terms.
For eligible stays, the correct Bonvoy account number must be added during booking. Marriott says points should appear in the member’s account within 72 hours after the stay is completed. The promotion applies only to paid stays, and only eligible charges count toward the points calculation.
What to check before booking
The central trade-off is clear: a five-night minimum and a booking deadline in 2026 in exchange for a higher points return on eligible summer 2027 rental charges. The published examples show that elite status increases the total, while the promotion itself adds 10 points per qualifying dollar on top of the five base points.
Members considering a stay should confirm the precise travel dates, property eligibility and qualifying charges in the offer terms before completing a reservation. Marriott’s offer page is available here. More Marriott Bonvoy rate and bonus-point offers are listed here.
